The Process of Moving Home.

 

Everyone who has been through the process of buying and selling property knows how stressful it can be. At Whitehead Woodward & Co., weBlue house key believe we can take away some of the stress by dealing with the legal work thoroughly, efficiently and promptly. We will keep you well informed along the way by either a letter, e-mail or a telephone call, whichever you prefer.

Our fees start at £295 + vat but you will also need to budget for other expenses and taxes. We will advise you of these when you get your quote.

The role of the solicitor is necessary and extremely important. It is our task to check the "Title" of the property. This includes making enquiries and checks to ensure that the seller has the right to sell, and can sell. We then check the extent of what is being sold - whether rights over neighbouring property are needed, and if so, have been granted, i.e. the right to use a shared driveway or a shared garden area. Conversely, we need to check whether other people need rights over the property being sold, and if so, that they have been granted, i.e. drainage, support or access etc.

We also have to check if there are any covenants to be observed. These are usually restrictive covenants, i.e. not permitted to carry out alterations without consent; not to play music after 11pm; not to build unless in red brick; not to erect a satellite dish etc.
